Position Overview:
Seeking an experienced **Senior Project Manager** to lead and manage K-12 school construction projects on behalf of public and private school clients. Serving as an **Owner's Representative**, this role is responsible for protecting the client's interests through all phases of a project---from planning and design through construction and closeout.
The ideal candidate has extensive experience managing complex **K-12 capital projects**, strong knowledge of public procurement and school construction processes, and the ability to coordinate architects, engineers, contractors, and municipal stakeholders.
Key Responsibilities
Project Leadership
* Serve as the **primary Owner's Representative** for assigned K-12 capital projects.
* Manage projects through **planning, design, procurement, construction, and closeout** phases.
* Develop and maintain **project budgets, schedules, and risk management plans**.
* Monitor project performance and proactively address schedule, cost, and scope issues.
Client & Stakeholder Management
* Act as the **main point of contact for school districts, municipalities, and stakeholders**.
* Lead project meetings with school administrators, facilities staff, designers, and contractors.
* Prepare and present **project updates, reports, and recommendations** to clients and school boards.
Design & Procurement Oversight
* Coordinate the **design process with architects and consultants**, ensuring alignment with client goals, budget, and educational program requirements.
* Assist with **public procurement processes**, including RFQs, RFPs, and contractor selection.
* Review design documents for constructability, cost control, and schedule implications.
Construction Phase Management
* Oversee contractor performance, ensuring work meets **quality, schedule, and safety expectations**.
* Review and manage **submittals, change orders, pay applications, and cost reports**.
* Coordinate with inspectors, commissioning agents, and regulatory agencies.
Financial & Schedule Management
* Track and manage **project budgets, contingency usage, and cost forecasts**.
* Maintain and analyze **project schedules** and coordinate with contractors to mitigate delays.
* Provide **accurate financial and schedule reporting** to clients.
Project Closeout
* Ensure completion of **punch lists, commissioning, documentation, and occupancy approvals**.
* Oversee warranty tracking and post-occupancy follow-up.
Required Qualifications
* **10 years of experience** in construction project management.
* **5 years managing K-12 or educational facility projects.**
* Experience working as an **Owner's Representative, Program Manager, or Construction Manager**.
* Strong knowledge of **public school construction processes, procurement, and regulatory requirements**.
* Demonstrated ability to manage **multi-million-dollar capital projects**.
* Bachelor's degree in **Construction Management, Architecture, Engineering, or related field**.
* Strong leadership, communication, and stakeholder management skills.
Preferred Qualifications
* Experience with **publicly funded school construction programs**.
* Professional certifications such as **PMP, CCM, or LEED AP**.
* Experience presenting to **school committees, municipal boards, or public agencies**.
