**Job Summary**

We are seeking an experienced **Director of Facility Maintenance** to lead the maintenance and operations of a premier entertainment and sports venue. This leadership role is responsible for ensuring the facility, its systems, and equipment operate at the highest standards while delivering a safe, efficient, and exceptional experience for guests, clients, and event partners.

The Director will oversee facility maintenance operations, capital improvement planning, vendor management, preventive maintenance programs, regulatory compliance, budgeting, and engineering staff. This role requires a strategic leader with extensive experience managing large public assembly venues, complex building systems, and high-profile events.

**Key Responsibilities:**

**Facility Operations**

* Ensure the venue is fully operational and event-ready at all times.
* Maintain all building systems, equipment, and infrastructure to the highest operational standards.
* Oversee repairs, maintenance, inspections, and preventive maintenance programs for all facility systems.
* Develop and maintain maintenance policies, procedures, and operational standards.
* Coordinate facility support for large-scale sporting events, concerts, conventions, and special events.
* Ensure appropriate staffing levels are maintained for all operational needs.

**Capital Projects & Asset Management**

* Develop and manage capital expenditure (CAPEX) requests.
* Coordinate major capital improvement and renovation projects.
* Conduct life-cycle analysis of building systems and equipment.
* Partner with project managers and internal stakeholders throughout project planning and execution.

**Budget & Financial Management**

* Manage and oversee the facility maintenance operating budget.
* Review invoices and approve payments for contracted maintenance services.
* Participate in budget planning, forecasting, and financial reviews.
* Identify and implement cost-saving initiatives, including energy management, sustainability, recycling, and efficiency programs.

**Leadership & Staff Development**

* Lead, mentor, and develop the engineering and maintenance team.
* Recruit, train, coach, and evaluate staff performance.
* Ensure all team members receive consistent training on building management systems (BMS), life safety systems, and facility equipment.
* Foster accountability, teamwork, and continuous improvement.

**Vendor & Client Relations**

* Assist with negotiating vendor and service contracts.
* Build strong relationships with event partners, promoters, contractors, and vendors.
* Deliver exceptional customer service while responding to operational requests and event needs.

**Safety & Compliance**

* Ensure compliance with OSHA regulations, building codes, environmental requirements, and other applicable regulations.
* Maintain all life safety systems with support from engineering personnel.
* Oversee facility work order systems to ensure timely completion and accurate documentation.
* Serve as Manager on Duty during events as assigned.

**Additional Responsibilities**

* Support other operational leadership functions as needed.
* Work a flexible schedule, including evenings, weekends, holidays, and extended hours based on event schedules.
* Perform additional duties as assigned.

**Supervisory Responsibilities**

* Lead engineering supervisors and maintenance personnel.
* Oversee hiring, onboarding, scheduling, performance management, employee development, and disciplinary actions.
* Ensure consistent technical training across all facility systems and operational procedures.

**Qualifications:**

**Experience**

* Minimum of 6--8 years of progressively responsible experience in facility maintenance, engineering, or venue operations.
* Experience managing large public venues, arenas, convention centers, stadiums, or similar facilities is highly preferred.
* Experience managing capital projects and maintenance budgets.
* Bachelor's degree in Engineering, Facilities Management, Construction Management, Business, or a related field (or equivalent experience) is preferred.

**Knowledge & Skills**

* Strong knowledge of facility maintenance, engineering operations, building automation systems (BMS), HVAC, electrical, plumbing, and mechanical systems.
* Knowledge of preventive maintenance programs and project management.
* Understanding of OSHA regulations, life safety systems, and building codes.
* Strong leadership, organizational, and problem-solving skills.
* Ability to prioritize multiple projects in a fast-paced environment.
* Excellent verbal and written communication skills.
* Strong customer service and relationship management skills.
* Proficiency in Microsoft Office and computerized maintenance management systems (CMMS).

**Physical Requirements**

* Ability to regularly lift and move up to 50 pounds.
* Ability to stand and walk for extended periods throughout the facility.
* Ability to work long hours during events, including nights, weekends, and holidays.
* Ability to perform close visual work and inspect facility systems.

**Work Environment**

This position operates within a large entertainment and event venue. Noise levels may range from moderate to extremely loud depending on event activities.

**Travel**

Occasional travel may be required.
